The toolkit

What can you actually afford?

An estimate from income, debts, down payment and rate — not a lender’s decision, and not a pre-approval.

Estimated purchase price
Monthly housing budget
Down payment needed

A 39% gross debt service ratio over a 25-year amortisation, with $420 a month set aside for taxes and heat. Informational guidance only.

Standing

How does a seller know you’re serious?

Verify once

Standing, not identity

ID and mortgage pre-approval confirmed once. Sellers see your standing — not your name — until you choose to connect.

Message & tour

Straight to the seller

Verified buyers message sellers and book showings in-app. No cold calls to an office, no waiting on a callback.

Offer

Built in six steps

Price, deposit, conditions, dates, inclusions — one guided flow, reviewed before you send it.

Close

Tracked to the keys

Conditions, deadlines and documents in one dashboard until your own lawyer takes it from there.

Identity

Verified once, by a person.

Not an instant automated pass. A person at CLOSR reviews every submission.

01

Government ID

You upload a valid government-issued photo ID — driver’s licence or passport.

02

Selfie match

A live selfie is captured and checked against the photo on your ID.

03

Manual review

A person at CLOSR reviews the submission. This is not instant approval — you’ll be notified once it clears.

04

Verified standing

Sellers see that you’re verified and pre-approved. Your name stays yours until you choose to connect. Records are retained five years as required by FINTRAC, with Paladin Realty Brokerage Ltd. as the reporting entity.

Showings

Book the visit in the app.

01

Seller sets availability

The seller marks the windows they’re open to showings.

02

You request a time

Pick a slot inside that availability and send the request.

03

Seller responds

Accept, decline, or propose an alternative time — all in the same thread.

04

Confirmed in-app

The confirmed showing lands in your dashboard and you’re notified. No phone tag with an office.

Questions

Before you make an offer.

No. You can search, message, tour and offer directly through CLOSR. If you would still like a realtor involved, that is your choice — their commission is negotiated directly with you, not built into the platform.

Yes, as with any Alberta purchase. Once your offer is signed it hands to your own lawyer, who handles deposit funds, title and closing independently of CLOSR and Paladin.

Every seller verifies their identity during onboarding, and every listing runs through CLOSR, distributed on MLS through Paladin Realty Brokerage Ltd. (RECA BR‑0042891). Verification and record-keeping are built into the record from the start.

Each listing shows a market range drawn from comparable sales nearby. It is informational guidance, not a licensed appraisal — use it alongside your own research.

It is signed electronically under Alberta’s Electronic Transactions Act, then conditions and deadlines are tracked until the signed package hands to your own lawyer for closing.
