Questions

Commission, explained.

There is no set rate. Commission is whatever the seller agrees with their brokerage. A commonly quoted structure is 7% on the first $100,000 of the sale price and 3% on the rest, plus GST. On a $500,000 home that is $19,000, or $19,950 with GST.

Yes. GST at 5% applies to the commission a brokerage charges, so a $19,000 commission becomes $19,950. Alberta has no provincial sales tax, so there is no PST on top.

Usually the seller, out of the sale proceeds at closing. The listing brokerage typically shares part of it with the buyer’s brokerage. The exact split is set in the listing agreement.
