One record,
start to close.
A CLOSR transaction is one append-only record. Every listing, match, offer and condition is added to it — never quietly edited after the fact.
Seller onboards and lists
Property details, photos and a short video walkthrough. CLOSR’s AI drafts listing copy and price guidance. The listing publishes to invited buyers, the public CLOSR network, and MLS through Paladin Realty.
Buyers discover and verify
Anyone can browse and save listings with no account. Verifying ID and mortgage pre-approval unlocks messaging, showing requests and offers.
The property gets seen
Showings are scheduled in-app. The outcome lands in the same thread as everything else.
Terms go into one thread
Price, deposit, conditions and dates are built in a guided flow. Counters are versioned, so both sides always see the current terms.
Conditions are tracked, not chased
Each condition carries its own deadline and status, logged to the record explicitly.
The agreement is signed in-app
Binding under Alberta’s Electronic Transactions Act. The document freezes at the moment of signing.
Lawyers take it from here
The signed package hands to each party’s own lawyer for deposit, title and closing. CLOSR and Paladin never hold client funds.
A transaction, stage by stage.
The same seven stages, on one illustrative deal — with the conditions, deadlines and documents a real one carries.

Technology platform
Builds and operates the software: listings, matching, offers, e-sign and the transaction record. Never acts as an agent, gives no real estate advice.
Regulated data feed & compliance advisor
RECA BR‑0042891. Supplies the MLS data stream and advises on compliance. Not a party to the deal — every transaction runs directly between buyer and seller.
Deposit, title and closing
Each party’s own lawyer, chosen by them and not CLOSR, handles deposit funds, title transfer and closing.
