Terms of Service.
Effective date: 2026-06-21. By creating an account or using Closr, you agree to these Terms. If you do not agree, do not use the app.
1. Who we are
Closr is a software platform that connects private buyers and sellers of residential real estate in Alberta. Closr is not a real estate brokerage and does not act as your agent. Brokerage services, where required by law, are provided by Paladin Realty (RECA BR-0042891) under a per-transaction mere-posting agreement that you sign during seller onboarding.
2. Eligibility
You must be at least 18 years old and legally able to enter into a binding contract for the purchase or sale of real property in your jurisdiction. By creating an account you represent that you meet both conditions.
3. Account, identity verification, and FINTRAC
You agree to provide accurate registration information and to keep it current. Before you can publish a listing or sign a binding offer, you must complete identity verification through our KYC provider. Verification is required by Canadian anti-money-laundering law (FINTRAC). We retain verification records for 5 years as required by law, even if you later delete your account.
4. Listings, offers, and binding contracts
You are responsible for the accuracy of every listing you publish, including price, square footage, year built, condition disclosures, and photos. You agree not to misrepresent the property. Offers, counter-offers, and acceptances exchanged through the app are legally binding contracts once both parties electronically sign. You are responsible for engaging your own lawyer to close the transaction and for satisfying any conditions you include in your offer (financing, inspection, sale of property, title review).
5. AI-assisted features and informational data
Closr provides match scores, price guidance, comparable sales, and other informational tooling. These outputs are generated by AI models against public and listing data and are not professional appraisal, legal, or financial advice. You should not rely on them as the sole basis for a transaction decision.
6. Mortgage broker introductions
When you tap "Get pre-approved," Closr introduces you to the licensed mortgage broker assigned to the listing. The broker pays Closr a referral fee disclosed in our Privacy Policy. Closr does not provide mortgage advice; it only introduces.
7. Communications and CASL consent
By creating an account you consent to receive transactional email and push notifications from Closr (e.g. new match alerts, offer status, document signing). You may unsubscribe at any time from the link in the email footer or from Account → Notification preferences. We will continue to send legally required transactional messages (e.g. password reset, account deletion) even after you opt out of marketing.
8. Payments and fees
Closr (the software product) is free to use for buyers and sellers — browsing, matching, messaging, and offer negotiation cost nothing. Brokerage services on the transaction are provided by Paladin Realty, which charges sellers a flat 1% close fee on the final sale price under the per-transaction mere-posting agreement you sign during seller onboarding. That fee is payable to Paladin Realty from the sale proceeds at closing — not to Closr. Mortgage brokers introduced through the app charge their own fees, separately from both Closr and Paladin Realty.
9. Acceptable use
You agree not to: (a) misrepresent your identity, the property, or any other material fact; (b) scrape, redistribute, or republish listings or buyer data outside the app; (c) use the app to discriminate against any protected class under Alberta human rights law; (d) attempt to reverse-engineer the app or probe for vulnerabilities outside of a responsible disclosure program; (e) use the app for any unlawful purpose.
10. Disclaimers and limitation of liability
Closr is provided "as is." We do not guarantee that any listing will sell, that any offer will be accepted, or that the app will be uninterrupted or error-free. To the maximum extent permitted by law, our aggregate liability to you is limited to fees you have paid to Closr in the preceding twelve months (which, for free users, is $0). Nothing in this section limits any liability that cannot be excluded under Alberta law.
11. Termination and account deletion
You may delete your account from Account → Delete account. Deletion removes your personal data within thirty days, except records we are required by law to retain (FINTRAC verification, completed transaction records, fraud-prevention logs).
12. Changes to these Terms
We may update these Terms from time to time. Material changes will be surfaced in the app with at least thirty days notice before they take effect.
13. Governing law and disputes
These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable in that province. You and Closr agree to the exclusive jurisdiction of the courts of Alberta for any dispute that is not subject to a mandatory consumer-protection forum.
